About Project Shelby
Project Shelby is being developed on property that is already designated for industrial use.The proposed campus will support digital infrastructure that powers businesses, hospitals, schools, emergency services, research institutions, financial systems, and cloud-based technologies used throughout the world.
Unlike manufacturing or heavy industrial operations, data centers are designed to securely house computer servers and supporting infrastructure. Their day-to-day operations are significantly different from traditional industrial facilities, resulting in comparatively low levels of traffic, noise, and operational emissions.
Environmental Performance
Environmental stewardship is a key component of Project Shelby's design.
The project will comply with all applicable local, state, and federal environmental regulations before construction and operation.
Project features include:
- Municipal water service with confirmed available system capacity
- Modern stormwater detention and drainage systems designed to improve runoff management
- EPA Tier 4 compliant emergency backup generators. Final generator specifications determined through tenant's future permitting process
- Limited generator testing conducted under federal and state permit requirements established through tenant's future permitting process
- Shielded, downward-facing lighting designed to minimize light beyond the property boundary
- Professional environmental review throughout planning and permitting
Normal facility operations do not produce manufacturing emissions or industrial production waste.
